Casual lodging offering pine-furnished rooms, plus free Wi-Fi, breakfast & parking.
The Bullberry Inn is a family-owned bed and breakfast on Scenic Byway 12 in Tropic, about 11 miles from the entrance to Bryce Canyon National Park. It's a small operation — five rooms — and that scale is part of the appeal: guests get personal attention and a home-cooked breakfast that larger properties can't replicate.
The inn offers five guest rooms with private baths and pine-framed beds made by local craftsmen. Rooms are straightforward and clean rather than elaborate, in keeping with the B&B's honest approach. Free Wi-Fi and free parking are included. The property sits right on UT-12, so the highway is visible, but Tropic is quiet enough that noise isn't a significant issue.
Breakfast is the Bullberry Inn's clearest differentiator. The owners cook with fresh ingredients, some grown in an on-site organic garden, and the morning meal has drawn consistent praise in guest reviews. If you're arriving on a tight schedule to make an early park opening, discuss timing with the innkeepers — they're known for accommodating guests when it's possible.
Tropic puts you in the best position for early-morning access to Bryce Canyon. Sunrise and Sunset Point see heavy crowds by mid-morning in peak season; staying 11 miles away means you can be at the rim before the tour buses arrive. Tropic's small cluster of restaurants and a local market are within walking distance of the inn.

Had a great stay for two nights while visiting the surrounding parks. Had a great room for the three of us and although Tropic is very small it has everything you need for a quiet stay. The pizza place and coffee shop are very good as is the Showdown restaurant. Joe and Emily are extremely nice and accommodating in every way. They also make a great breakfast. Definitely recommend if going to Bryce or Kodachrome and even Zion is not that far.

One of the most hospitable B&B’s we have ever visited. Emily and Joe are outstanding hosts, and the Bullberry is located in a great area.

From the moment we arrived, the hosts made us feel right at home. The rooms were incredibly welcoming, clean, and comfortable—exactly what you need after a long day of exploring. One of the absolute highlights was the breakfast; it was entirely homemade and absolutely delicious. The location is also perfect. It is situated just outside the town of Tropic, putting it in excellent, close proximity to the breathtaking Bryce Canyon. We couldn't have asked for a better stay. Highly recommended!

I bought my wife here for her birthday. We came to hike and explore Bryce and Kodachome parks. We had a great bed and breakfast experience at the Bullberry Inn. Our room was clean and in good order. Breakfast was fantastic. The Inn keepers were very nice offering hiking and hunting locations that we were unaware of. This is a nice homey experience. You'll enjoy it.
