About

Happy Trails Bed and Breakfast is a family-run property in Tropic, UT, about ten minutes from the Bryce Canyon National Park entrance. The land has more than a century of history — the property was once known as Bryce Point and has been in the same family across generations. Today it operates as a small B&B offering rooms and at least one cottage, with a homemade breakfast that regulars mention by name.

Rooms and Amenities

Accommodations include private rooms with en-suite bathrooms, air conditioning, free Wi-Fi, and mountain views. Each room has a kitchenette and work desk. The property also offers a terrace, outdoor fireplace, picnic area, and — notably for a B&B — free use of bicycles and a fitness room. That's a more complete amenity set than most small inns in the corridor.

Breakfast

Breakfast is served daily from 7:30 to 9:30 AM. The signature item is 7-Up pancakes with Apple Cider syrup — a homemade recipe that guests consistently call out in reviews. It's a proper sit-down breakfast, not a grab-a-muffin situation, so factor that into your morning park timing.

Location

Tropic is a small agricultural town sitting just below the Paunsaugunt Plateau, about 7 miles east of the park entrance on UT-12. From here you can see the hoodoos rising on the rim above town. The drive to Sunrise Point takes under fifteen minutes, which makes an early-morning hike realistic without a pre-dawn alarm.

We were very unsatisfied with our stay at Happy Trails. It says 24/7 access to call front desk. There is no one to talk to and there is no front desk, you can email but that's it. The room we had was upstairs and stifling hot. The downstairs rooms were air conditioned. The breakfast is eggs ,pancakes and bacon at that's it. No other options. The pancakes were so dry when you put your fork in to eat them they crumbled. On the positive, it was clean. Very uncomfortable.

We lucked out and got a last minute reservation when visiting Kodachrome Basin State Park. When you reserve, you are sent an email on how to check in since there is no one on site. As soon as we got into our room, we realized that there was an issue with the air conditioning. I called the number that was given to us if there are problems and Archie said he would swing by and was on the property within 5 minutes. He was fantastic and was able to resolve our issue so quickly! Even though no one was there, he got us comfortable quicker than most hotels with front desk staff. Just great service! Slept well; breakfast was delicious. Highly recommend.

After a disastrous experience at a motel, I found this room at the last minute. And it was a wonderful surprise! A renovated house transformed into a small hotel, everything is new and beautifully decorated. Quiet location, close to restaurants.

TERRIBLE CUSTOMER SERVICE FROM THE OWNERS. They should have sent me an email with check-in information the day before, but I never received it. On the day of check-in, I contacted them several times via booking chat, email, text, and phone calls. I NEVER received a response. We waited outside the property for almost an hour waiting for a response to check in, but never received a response. Luckily, at some point we met the cleaning lady, who after half an hour showed us to our room. Throughout all this, the owners never bothered to respond.
